General Information
There are four groups of home sites, which are described briefly below. Each home site has specific attributes that you may favor over another lot similarly priced. Some lots are more agricultural feeling and excellent equestrian sites, while others are secluded and provide above-it-all views. Yet others are more developed with ponds and other features which may be more appealing. No matter your favorite, it is nice to know that they all have been developed to have an existing driveway, a water source, underground electrical and phone/DSL provided right to the home site area.
35 Acre Lots
Each lot contains at least 35 acres of land however development of each lot is limited to certain areas (building envelopes) which you will define when you begin your home design. Also there is a designated area that is limited to the private use of the lot owner, (privacy envelopes) with the remaining portion of the lot designated as passive open space or association reserve. Each member of the association (22 total) and their families and guests shall be entitled to access Sweetwater Creek, common ponds (several stocked with fish) and streams, roads and trails and may hike in designated open space areas shown on the map of the property.
Ready To Build
Since each lot will have a developed driveway to the home site marker, a drilled well or other water source, underground electrical and phone utilities including a transformer and pedestal very near to the home site, all you need is design review approval, septic system design and building permit. No major construction of driveways, wells or utility extensions are needed. Many lots have either a developed pond/water feature or are in the process for approval to install one. Some have fire suppression and/or irrigation systems developed out of the existing ponds that are already constructed.
