Elbow Room

Hell’s Gate Ranch property is 819.5 acres, of which approximately 650 acres is passive open space and view corridor preserve. Add to that the millions of acres of National Forest and BLM lands that are adjacent, and you have some serious elbow room.

Serenity

While the ranch is only 16 miles away from the Eagle County Airport and 45 minutes to the hustle and bustle of Beaver Creek Resort, it lies in a sparsely populated valley where ranching and wild lands are king.

Recreation

The ranch has its own recreational opportunities, from fishing, hiking and much more; you are also within one hour of all these additional recreation opportunities. You will never run out of recreational options.

Water

The clear, clean water of Sweetwater Creek and natural springs allow the formation of irrigated meadows, ponds, streams and waterfalls. Water for fishing, kayaking and relaxing. The ranch has over ¾ mile of Sweetwater Creek running through on the valley floor. The sights and sounds of water is an important element to the ranch owners. The water system has been planned to allow opportunities to have aesthetic and functional elements for the owners to enjoy. Each lot will have an exempt well permit, which are highly desirable and less restrictive than most other well permits.

Meadows

The meadows in Hell’s Gate Ranch are special attributes of the semi-arid environment of the plateaus and as such, are amenities for the owners. The meadows are to be irrigated and maintained primarily by the owners of the lots which contain a meadow, however, the Association will monitor and ensure that the meadows are adequately maintained and not over-grazed.

Sustainability

There are boundless opportunities to work with your lot and home design to make it have little or no carbon footprint. Most sites are great for solar collection and all have attributes for geothermal heat systems. There are opportunities to collect rainwater, utilize stone from the site for chimneys, transplanting of shrubs, trees and groundcovers. Construction of ponds will provide topsoil, stone and driveway base as well as berms and provides a more efficient method to irrigate the meadow areas and landscape zones. Many lots have gardens in place that have been pre-built by mother nature.

Wildlife

Wildlife is abundant throughout the ranch, elk, deer and even moose are frequent visitors to the property. With the creation of several ponds, many new species will likely frequent the ranch in the future as well. Part of the character of the property is the rugged landscape where these animals can live and should be sustained even as homes are constructed. There is plenty of open space area that will continue to provide residence for the various forms of wildlife that is part of Hell’s Gate Ranch.

What you see is what you get. There is so much to see from every home site, take some time to see everything they have to offer, then, you will truly understand what you are getting.

Common Areas

There are three main common recreation areas for use by all owners.
  • The entry gate/Sweetwater Creek access area.
  • The Cowboy Camp ponds and picnic area.
  • The Gage/Hadlee ponds and picnic area.

The Association

The Association has the ability to create additional common amenities such as caretaker residence, equestrian trails and facilities, bike trails, additional ponds and other recreational facilities upon the common areas, but not in the privacy envelopes of the individual home sites. Common elements include the gate, service roads, designated parking areas, the Relocated HMS Ditch and water rights, the designated trails, utility and access easements, which must be maintained by the association.

Certain meadows are within the passive open space, and the ditch and related water delivery components, certain springs and access to Sweetwater Creek except those designated as private use of lots 19 and 21 are for the enjoyment of the entire association.
